We're not a property management company. We own both houses, we live nearby, and we answer the phone.
We started Providential Co-Living with a simple idea: create beautiful, affordable homes where people feel comfortable, cared for, and at ease.
Every house we own is held to the same standard, and it's the one we'd want if we were moving in ourselves: clean, safe, quiet. That means a monthly cleaning service on top of a weekly rotation the house shares, so nobody carries it alone. It means screening every applicant, including the ones we'd rather not turn down. It means fixing things the week they break, not the month.

Housemates take a weekly turn on a shared checklist, and a cleaning service comes monthly on top of that. The rotation is posted in Slack, so it's never a question of who was supposed to do what.
Every applicant is background and income screened. Bedrooms have digital keypad locks — your own code, no keys to lose or copy. Neighborhoods are chosen carefully, not by price alone.
These aren't party houses. Most residents work or study, and the houses are set up for people who need to sleep and focus.
