What's included in my rent?+
Everything. Your private bedroom, all utilities, high-speed internet, on-site laundry, and a monthly cleaning service for the shared spaces. One payment, no surprises.
Do I need to bring my own furniture?+
Your bedroom comes unfurnished, so most people bring a bed and a dresser. If you’d rather not, just ask and we’ll furnish the room for you at no charge. Every shared space is already furnished.
Is there a security deposit?+
No — instead of a large refundable deposit, we charge a one-time $350 membership fee (non-refundable). That means less cash due up front than a typical first-month-plus-deposit move-in.
How long is the membership?+
Our memberships are 12 months. It keeps the house stable — you'll know who you're living with, and so will everyone else.
How does the application process work?+
Text or email us and we'll send you the application. Fill it out and we run a standard background and credit check — we usually have your answer right away, often the same day you apply.
Is my bedroom private?+
Yes. Every bedroom has a digital keypad lock and you set your own code — no keys to lose, copy or hand back. The room is yours alone; the kitchen, living room and laundry are shared.
Who does the cleaning?+
Each housemate takes a week on a shared checklist for the common areas — kitchen, bathrooms, living room — and the schedule is posted in Slack a rotation ahead so you always know when your week is. On top of that, a cleaning service comes monthly. Your own bedroom is yours to look after.
Who will I be living with?+
A respectful mix of working professionals and students, men and women, who've all been screened the same way you are. Everyone agrees to the same house standards, and it shows — our homes are genuinely clean, safe, and quiet.
Can I have guests?+
Yes — guests are welcome. We simply ask that everyone be considerate of housemates when sharing the common spaces.
Is there parking?+
Yes — everyone gets their own designated off-street spot in the driveway.
Are pets allowed?+
No pets, with one exception: documented service animals, as the law requires.
How do I see a room?+

How does the house communicate?+
Every house has its own Slack workspace. The weekly cleaning rotation, cleaner visits, garbage night reminders, repairs, announcements — it all lives in one place instead of a group text nobody reads. You get your invite when you move in. Anything urgent, like water or heat, call us instead.
